Lenders are using receiverships for more than just a part of the process to convert troubled assets to cash.  The receivership provides the lender with a fresh set of eyes to reassess the property with independence and provide time for economic conditions to change for the better.  Receiverships are actually an arm of the court used to separate parties in conflict who have a high level of distrust for each other.  One is able to assess if the property is economically viable with new management, a loan workout is appropriate with the current ownership, or the property needs to be sold at auction.  The judge is given a lot of flexibility in determining the resolution of that problem that bankruptcy does not allow.
