The Challenge: The City of Dayton wants to revitalize the neighborhood business district on West Third Street known as the Wright-Dunbar Historic Business Corridor. This effort is being undertaken to support residential revitalization in the area and as a context for two National Park sites located in the neighborhood.

West View Land Use Analysis, The City of Dayton, Dayton, OH
The Challenge: The West View Study Area is an approximately 2-square mile area, located west of the Great Miami River and South of U.S. 35. Properties located in this mixed-use area are in various conditions. The City of Dayton was seeking a market-based land use plan, identifying not only the highest and best use of subareas within the study area, but any other locations that represented opportunities. The City also sought to identify sites, or neighborhoods, where the possibility of immediate impact projects could be identified.

Valuation Analysis and Sale of Properties, The Kettering Medical Center Foundation, Washington Township, OH
The Challenge: The Kettering Medical Center Foundation had several real estate assets that had been transferred into the Foundation. Due to the lack of an integrated use for these properties, the Foundation Board, decided they would rather have the value of the assets converted to another form that would enable the Foundation to develop and fund new programs.

UNO’s Chicago Style Pizza Franchise Negotiations, Arts Center Foundation, Dayton, OH
The Challenge: The Arts Center Foundation (ACF), a local performing arts non-profit organization, is the owner of the Metropolitan Arts Center. This property, located in the heart of downtown Dayton, had been seeking – for years – a suitable restaurant tenant for its ground floor space. An area franchisee of UNO’s Chicago Style Pizza expressed interest in the space.

Tool Town Property Analysis, CityWide Development Corp., Dayton, OH
The Challenge: The City of Dayton and CityWide Development were preparing to initiate a major urban redevelopment project, designed to create a light manufacturing “campus†environment. A major aspect of this project involves the acquisition of over 50 acres of industrial property, currently held by multiple owners. The City and CityWide needed to know the opportunities and costs of pursuing this development strategy, along with an appropriate negotiating strategy. This required a complete understanding and review of the market value and challenges associated with every parcel.

The Miamisburg Downtown & Riverfront Master Plan, Miamisburg, OH
The Challenge: The City of Miamisburg has a quaint, traditional downtown, and is located on the banks of the Great Miami River. The city needed to maximize its existing resources, and create a strategy to reverse disinvestment in its commercial district. Most importantly, the City needed a method for doing this, and an approach that the community could see and accept.

Tax Increment Financing Analysis, City of Cincinnati, Department of Finance, Cincinnati, OH
The Challenge: Tax Increment Financing (TIF) has, for many years, been a tool that the City of Cincinnati has utilized to enhance development projects. This practice, while facilitating a number of development projects, has also led to some unintended consequences. It was difficult to evaluate the potential impacts and/or benefits of TIF requests due to the way applications were handled, internally. This uncertainty also added to the difficulty of projecting municipal revenues. The City of Cincinnati Department of Finance needed a way to minimize the uncertainty surrounding the TIF process.

State Route 28 Business District, Miami Township, Clermont County, OH
The Challenge: Miami Township is an urbanizing township located adjacent to I-275 in the northwest corner of Clermont County. State Route 28 is the primary commercial thoroughfare in the township. The Business District is immediately east of the State Route 28 interchange with I-275 and north of the State Route 28 bypass. New commercial development to the east has superceded this traditional commercial corridor and vacancies have been on the rise.

Renaissance Kentucky Market Study, Covington, KY
The Challenge: The City of Covington wishes to revitalize its “traditional†downtown area. The area has a wide mix of uses, high vacancy rates, and is in need of some repair. Covington needs the information to form a basis for long-range planning and for forming a strategic plan. In addition, the study results were used to support a Renaissance Kentucky Grant Application.

Reading Road Corridor Study, Evendale, OH
The Challenge: The Village of Evendale has been acquiring land along the “Reading Road Corridor,†within its corporate boundaries. Questions regarding redevelopment of the acquired parcels and the possibility of creating a “town center” were under discussion.
