Rd. 25-A near I-75, will initially produce two of Abbott’s fastest growing adult brands, Ensure and Glucerna. When fully developed, Abbott expects to employ 240 people and it will represent a $270 million investment. Further expansion is a distinct possibility.   Wow!! What a shot in the arm for the entire region.</p>
<p style="text-align: justify;">The adage “Location, Location, Location” is best used when describing retail sites, but in today’s industrial/manufacturing sector, it is almost equally important.  Abbott has not built a new manufacturing facility in the Unites States since 1983, so when they began looking for this new requirement, they searched a very broad area.  Over 125 sites in at least eight states and Canada were whittled down to just a few in Ohio, <span id="more-4551"></span>Indiana and Canada. “I drove my team to find the most efficient, economical, cost-competitive location because we are competing globally,” said Executive Vice President of Supply John Ginascol.  Laura Ash, Abbott Corporate Real Estate, and Dale Johnson, Vice President of Government Affairs have said that Tipp City became the final choice for a number of reasons including assistance from the State of Ohio new “Jobs-Ohio” initiative. They also credit financing through the Dayton Port Authority as well as abundant and clean water supplies at reasonable rates.  Time constraints and logistics considerations demanded a site that was “shovel-ready” and had access to the interstate highways centered within their distribution market. The Tipp City site had it all.</p>
<p style="text-align: justify;">Nonetheless, it took a remarkably coordinated effort from all parties involved in the transaction.  As noted, the “Jobs-Ohio” created under Governor John Kasich was very instrumental in shifting the emphasis to an Ohio site. Speaker John Boehner and State of Ohio Senator Bill Beagle were on the phone regularly advocating for Ohio and Tipp City in particular. Next, Jon Crusey, Tipp City Manager and Assistant City Manager Brad Vath joined the process and helped deliver the location with significant local incentives. Also, the property owners helped by donating 3.6 acres of land for infrastructure improvements and cooperated with everyone in coming up with an acceptable land sale agreement. This was indeed a very intensive undertaking.  Tim Logan, Senior Vice President of Gem Real Estate, represented the seller in this transaction and he noted that this was one of the most unusual transactions he has been involved with in his 40+ years of real estate experience.</p>
