<p style="text-align: justify;"><strong>Ohio Pediatrics, Inc., </strong>one of the region’s largest and most well-known pediatrics practices, signed a lease in July for just over 7,700 SF.  The group has office locations in both Huber Heights andKettering.  The group’s custom build-out should be done in anticipation of a June 2012 move-in date.</p>
<p style="text-align: justify;">In addition, <strong>Ohio Pediatrics Research Associates</strong>, a complementary but separate, pediatrics research group, signed a lease in December for 2,295 SF in the building.  The lease has a commencement of June 2012.<span id="more-4430"></span></p>
<p style="text-align: justify;">“We are excited to welcome both pediatric groups to the7200 Poe Avenuebuilding,” said Gem Real Estate Group VP Amanda Cox. “It will be exciting to see the progress as their suites are completed in the coming months and ultimately to feel a whole new energy within the building when they are up-and-running this summer.” Dayton’s The Architectural Group did the space design for both groups.</p>
<p style="text-align: justify;">In addition to the pediatrics groups, in September Gem Real Estate negotiated leases with two smaller office tenants for the<strong> </strong>Landlord<strong>, ImproveIt!, </strong>a home remodeling company serving Ohio customers since 1989, and<strong> Dayfield Senior Solutions, LLC.</strong>, a firm which supplies operations and financial management to skilled nursing, assisted living and independent living facilities.  ImproveIt! and Dayfield occupy 2,500 and 1,160 SF,  respectively, on the first floor.  The additions bring the occupancy of the51,102 Rentable Square Foot property to 86%, well above the reported average for theNorth Dayton market.  According to Gem’s Office Market Study, approximately 30% of the reported office space in the market area of thePoe Avenue property was vacant.</p>
<p style="text-align: justify;">Cox said only two spaces remain available within the7200 Poe Avenueproperty.  The first is a 3,600 SF office space on the first floor, overlooking I-75.  The second is approximately 3,300 SF on the second floor, the balance of which is home to the pediatrics groups.</p>
<p style="text-align: justify;">“This is a great opportunity for anyone looking for great office space in a highly visible, easily accessible location, but it is unique chance for a pediatric dentist, dermatologist, therapist or other provider specifically serving children and adolescents to piggy-back on the large, well-established groups that will soon be in the building,” Cox said.</p>
<p style="text-align: justify;">The property is owned by the Clarence and Judith Lapedes Family Limited Partnership, which purchased the property for Lion’s world headquarters in 2010.  Since moving the family-owned business to the property, the landlord has made significant improvements, including a new entrance, awning, signage and more.  Additional improvements will be completed after the bulk of the tenant improvements for the pediatrics groups is complete in June.  The property is managed by Sheri Simpson and Gem Real Estate Group.</p>

			<content:encoded><![CDATA[<p style="text-align: justify;"><a href="http://www.gemcompanies.com/wp-content/uploads/888-Dayton-small.jpg"><img class="size-full wp-image-4280 alignright" title="888 Dayton-small" src="http://www.gemcompanies.com/wp-content/uploads/888-Dayton-small.jpg" alt="" width="243" height="167" /></a>DAYTON (January 1, 2012) – Gem Real Estate Group is pleased to announce the lease of approximately 15,500 SF of office space at 888 Dayton Street, Yellow Springs, to Antioch University.  Owned by The Antioch Company, LLC, the space is currently undergoing renovations and fit-up, led by Architect Alan Scherr Associates.  The updated design will feature new private offices, state-of-the-art technology, and a new, private entrance forAntiochUniversity.</p>
<p style="text-align: justify;">Antioch University agreed to lease their suite for five years.  The agreement was signed in early December and the group has already taken occupancy of the premises.  Gem Real Estate Group President and CEO, David Dickerson, and Vice President, Amanda Cox, represented <span id="more-4279"></span>the Landlord, The Antioch Company, in the marketing and lease negotiations. </p>
<p style="text-align: justify;">“This deal truly represents a win-win for both parties,” said Cox, “the owner has another great tenant in their facility and Antioch University found a valuable solution to their growing space concerns, literally right around the corner.”  Discussion with Antioch University began in the third quarter of 2010.</p>
<p style="text-align: justify;">Constructed as the headquarters for Creative Memories, the property features manufacturing, warehouse and professional office space on 12.5 acres.  The original building was constructed in 1975 and expanded in the early 1980s.  In 2001, the eye-catching “Hangar” was completed.  The building offers 27,000 SF of office space and 67,000 SF of manufacturing and warehouse.  Creative Memories maintains production operations in the manufacturing portion of the property.  EHealth Data Solutions, a health records company, leases approximately 5,000 SF of office space in the building.  The group signed a lease in September 2010 for three years.</p>

<p style="text-align: justify;">In October 2011, Sellers earned his Ohio Real Estate Salesperson License.  He is also a Candidate member of the CCIM institute and is currently pursuing his CCIM designation.  In addition, Jesse is working toward becoming a Registered Real Estate Appraiser Assistant.  Moving forward, we anticipate Sellers becoming a valuable asset to both our Appraisal/Valuation and Sales and Leasing Teams.</p>

The company recently purchased 2.7 acres of land on Tylersville Road at the corner of Snider Road through the efforts of Dayton based Gem Real Estate Group and Henkle Schueler and Associates of Lebanon, Ohio. Marion’s will be part of a new mixed use development known as Everybody’s Farm.</p>
<p style="text-align: justify;">Tim Logan, V.P. at Gem, who represented Marion’s<span id="more-4255"></span>, said “I know the people of Mason and surrounding areas will be anxious to welcome this well known restaurant to their community. They have been voted for best pizza in theDaytonarea 29 times and last year they were ranked second in the nation of all independent pizza restaurants. </p>
<p style="text-align: justify;">Glass said the new restaurant will begin construction next spring and projects opening about nine months later. The nearly 10,000 square foot facility will seat approximately 500 patrons. It is expected that the newMarion’s Piazza will employ about 50 employees when opened.Marion’s Piazza has been in business since 1965 and currently operates seven restaurants in theDaytonarea. They also are under construction with a similar facility inTroywhere they expect to open in January.</p>
