Gem Real Estate Welcomes New Tenants & Announces Final Leasing at Lion Apparel Building

DAYTON (January 16, 2012) –  Gem Real Estate Group is pleased to welcome several new tenants to the Lion Building, located at 7200 Poe Avenue, Vandalia.

Ohio Pediatrics, Inc., one of the region’s largest and most well-known pediatrics practices, signed a lease in July for just over 7,700 SF.  The group has office locations in both Huber Heights andKettering.  The group’s custom build-out should be done in anticipation of a June 2012 move-in date.

In addition, Ohio Pediatrics Research Associates, a complementary but separate, pediatrics research group, signed a lease in December for 2,295 SF in the building.  The lease has a commencement of June 2012.

“We are excited to welcome both pediatric groups to the7200 Poe Avenuebuilding,” said Gem Real Estate Group VP Amanda Cox. “It will be exciting to see the progress as their suites are completed in the coming months and ultimately to feel a whole new energy within the building when they are up-and-running this summer.” Dayton’s The Architectural Group did the space design for both groups.

In addition to the pediatrics groups, in September Gem Real Estate negotiated leases with two smaller office tenants for the Landlord, ImproveIt!, a home remodeling company serving Ohio customers since 1989, and Dayfield Senior Solutions, LLC., a firm which supplies operations and financial management to skilled nursing, assisted living and independent living facilities.  ImproveIt! and Dayfield occupy 2,500 and 1,160 SF,  respectively, on the first floor.  The additions bring the occupancy of the51,102 Rentable Square Foot property to 86%, well above the reported average for theNorth Dayton market.  According to Gem’s Office Market Study, approximately 30% of the reported office space in the market area of thePoe Avenue property was vacant.

Cox said only two spaces remain available within the7200 Poe Avenueproperty.  The first is a 3,600 SF office space on the first floor, overlooking I-75.  The second is approximately 3,300 SF on the second floor, the balance of which is home to the pediatrics groups.

“This is a great opportunity for anyone looking for great office space in a highly visible, easily accessible location, but it is unique chance for a pediatric dentist, dermatologist, therapist or other provider specifically serving children and adolescents to piggy-back on the large, well-established groups that will soon be in the building,” Cox said.

The property is owned by the Clarence and Judith Lapedes Family Limited Partnership, which purchased the property for Lion’s world headquarters in 2010.  Since moving the family-owned business to the property, the landlord has made significant improvements, including a new entrance, awning, signage and more.  Additional improvements will be completed after the bulk of the tenant improvements for the pediatrics groups is complete in June.  The property is managed by Sheri Simpson and Gem Real Estate Group.
