Gem Real Estate Group Named Leasing Agent For Key Bank Building
DAYTON (March 14, 2012) – Gem Real Estate Group is pleased to announce that the firm is the new leasing agent for 10 West Second Street, widely-known as the Key Bank Building. Gem VP Amanda Cox and Senior VP Steve Ireland are representing the property owners in marketing the property.
Owned by Cincinnati based THMG 10 West Second Street, LLC, the KeyBank building boasts a number of attributes including an ideal location at Second and Main Streets in Dayton’s Central Business District and easy parking at the Leigh Garage, located adjacent the office tower at Second and Ludlow streets. Built in 1977, the 27-story property has a number of “move-in ready” suites for tenants to tour, and the owners have a full-time property maintenance team that is able to do updates like carpet and paint and minor layout changes in just a few days.
“We just welcomed Skilken & Skilken as our first new tenant in the building,” said Cox. “They were very happy to find a property owner who could deliver them quality space, with the improvements they desired, at a great rate, quickly.”
Owner Marinko Gvozdanovic is committed to Downtown Dayton and the building. He has committed to offering a turn-key package: great space, great location, easy parking, attractive rates. This combination of quality and value is attracting a number of interested prospective tenants.
“The difference with this property is we have a regionally-based, locally-vested owner who is truly committed to offering Downtown tenants value,” saidIreland. The building offers rates starting at $12.50 per square foot, full service, and one parking space in the newly-updated Leigh Building Garage per 1,000 SF of leased space. Additional parking is available in the garage at a rate of $55 per month.
In addition, the former headquarters for Mead offers conference facilities and meeting rooms, 24-hour security, and an on-site data center. The building is made up of single and multi-tenant floors with 15,000 SF floor plates. In many cases quality office furnishings like desks and cubicles are available as well. Great views are offered from nearly every vantage point of the Tower.
